Complaint about false listing claims

-Seller’s agent
- Has listed a lot as commercial, however, in official records it’s half agricultural and half commercial.
-Has told me that I have to pay commission to buyer’s realtor, seller won’t.
- Has listed lot size almost half acre bigger than the size in county records.
Should I file a complaint about the false listing claims or just buy as it is? Is filing a complaint worth time and effort?

Thank you Curtis for your response. The false zoning is something I found out during my due diligence process. I asked him to negotiate price as it’s not what he advertised but he isn’t willing and told me to apply rezoning after purchasing that wi requir time and effort.

@Eden Rock I’d run it like any other deal. I’d it works for you, all things considered, buy it. If not, back out.

@ @Kenneth Mooney , I have looked at many other properties but this is the one I see the best value in. But I’m so disappointed by the agent behavior.
