Subdivide Property into two?

So, I just bought a multifamily with 7 units on one lot.  Two (3 unit) buildings and a double-wide.  I have the ability to subdivide.  Would it increase value to subdivide out one 3 unit building so I could sell both properties as residential instead of commercial?
