"Assignment" deals. Best Practices?

I have started receiving some emails from some "wholesalers" and I have to say, one in particular has some deals with numbers I can work with. 

I will pick low hanging fruit if it tastes good. There is only one problem. I have never done one of these assignment deals. Are there best practices in dealing with them? What are the risks associated with going this route?
