Questions for realtors when looking at small MF properties

Hi, I'm looking at small MF properties and have had a few discussions with realtors and feel I need to create a list of Q's to present. Please, any suggestions on what to ask.  I'm not specific to certain zip codes and it seems one realtor was really trying to get me to commit to an area.  I'm focused on the deal being right and that's not always in one location. Another realtor stated she doesn't do foreclosures, which also isn't all I'm looking at, but didn't want to consider looking for properties past that (that was new!). Interviewing realtors is becoming a chore and I am not giving up.

Questions for the agent:

1) Do you work with investors?

2) How many MF properties did you help buy/sell in 2019? You should be able to verify this on 3rd party sites like Zillow & Trulia. 

3) What type of advice do you have for 1st time investors?  or What are some mistakes that 1st time investors make that I should avoid?  This is mainly to see if they know what they're talking about.  Do they immediately have some ideas to discuss with you or do they kind of fumble and not have much input?

Make sure to let them do most of the talking.  This will allow you the opportunity to really get to know them and see if this is someone you want to work with.
