Adjusting comparables based on relative value to the target property
Hi everyone;
I wanted to ask if you adjust comparable property valuations based on "feel" or a more rigorous method aka:
Comparable 1 is on a main road. Main road properties average $4 less per square foot in this town.
Comparable 2 has a 4th bedroom. 4 bedrooms carry a $10 per sf premium in this area
