More ways to sell house?

Question

Ok I placed out maybe 70 signs out over the weekend to sell a house that needs a lot of work. They were the homemade looking kind that said "OWNER FINANCING, No Bank-Must Sell" To the most part code enforcement have pulled them all up already. I had some code guys call. There were two violation placed on the door of the house today because of my signs. Yesterday I had one guy call acting like an investor then he started asking for my name, I said Joel, he then wanted my last name which I didn't give. I hung up and he called right back wanting my last name I hung up again and blocked his number. 
I have the house on Craiglist but no calls since the signs have been removed. What's some other ways to sell houses in this area?

Start putting up signs with all your competitors phone numbers.  When they start getting violations and fines, you'll be the only one left selling houses and all the buyers will come to you...  :)

Joe Jones First - Make sure you have your house priced right!

1. Forget the signs
2. Put an ad on www.postlets.com (it's free). The ads are very nice looking and you can customize the look (again, free) It then posts to an unbelievable number of sites (including Craigslist) also.. free!  
3. They also have an option to buy a website for the property (it's really inexpensive) 
4. Put a sign on the property either on the lawn or on the inside front window, list your phone number, (and if you get a website), the web address.
5. Make up flyers with all the information on the house, and put in a 'take one' box by your lawn sign. You can get take one boxes from any sign place (Fast Signs, Speedy Signs)
6. Hold an Open House

IF none of this works, then come back on and we'll figure it out!

Joe Jones Your best bet is to google for your area or pick up a newspaper / home listing magazine from your local grocery store as I dont know of any big national ones and they vary area by area.
What it will allow you to do is get your property on the MLS for a flat fee but you will then have to do all the work. ( and pay some sort of commission to any agent that would bring a buyer from the ML )
Sandy Blanton  I am also a licensed agent and while I understand the value of an agent, sometimes houses priced right and with proper advertising can sell themselves and save the owner money.

what the ROI if you were to rehab the property then sell it?
I'm not a rehap guy I lost big on a rehap before,tied up my funds and ect.

I live in Texas. Where a present it is harder to do L/O. So I would sell with a deed , note and deed of trust. ...So the buyer would get the deed at closing. But that doesn't mean they will keep paying, just a promise to pay. I think we are comparing apples to oranges. I'm offering real owner financing in the regard to the deed changing hands at closing. With that in mind , please advise.

I'm offering the property owner financing. I stated that already, but it seemed over looked. If the buyer only puts a modest down payment, how would you pay an agent on the whole sale price. What if the buyer stops paying after a short time? Does anyone ever pay the agent say 20% of the down payment?

What kind of commission should I pay an agent that brings me a buyer. I'm only selling the house for $15,900 and that's with owner carry. One guy I know gives the agent 20% of the down payment. Giving an agent a % of the over all sale does not sound good to me because, the buyer really hasn't paid, just a promise to pay.
