What would you do with 20k?

My birthday is in 2 days. turning the big 20. In the next few months ill be getting a settlement for around 20k from a car crash 4 years ago. Is that even enough to start in real estate? I live in Langley, british columbia. I can work my way up to 30-40k if needed, but even so, what would you do with it?

Ive loved multifamily real estate since i was 16 but obviously i dont have 900k to get a huge complex.
