Taking down trees for water view?

Have a property with lakefront access. A small 20 acre lake with 4 homes on it. Very private, never used. 200k avg home value.  

Pretty thick wooded area in the back yard between the yard and the lake blocking the view of the lake. 

A neighbor just clear cut his back lot for a view of the lake. 

Just had me curious if and how much a view of the water could increase a property value? Is there any real way to tell?
