Mobile home park set-up

I have a couple tracts of land that are relatively flat and have been trying to see what i can do to turn them into cash flowing assets. There are no homes on the sites currently. What are yall's thoughts on developing a mobile home park? There is no city water. They'd have to be on well and septic. Both parcels have been PERC tested and have functioning wells on them. I'm in the research stage of this currently. What kind of advice do y'all have? I currently have commercial and residential REI's as well as a couple of small businesses and wanting to add the portfolio and further diversify.
