Need advice in Kissimmee, FL

Hello, 

I was contacted by a family friend who lives out of the country and is looking to quickly unload a vacation home in Kissimmee, FL which he's owned for around 30 years. The home is a 1600 square foot, 3br/2ba SFR on a 1/2 acre lot with attached garage in the 34746 zip code. The interior is a bit dated but is extremely clean and well cared as it has mostly been vacant outside of when they visit the area for vacation. They've indicated that they're willing to sell below market to be done with it quickly. I'm not interested in a rental property this far from home but I would be interested in a potential flip which I think could be done with very little work.

Can anyone familiar with home sales/values in the area provide some insight on how COVID-19 is impacting home sales/prices at the moment and what a rough price/square foot valuation range I might expect based on the (limited) info I've provided?
