Targeting Very Vacant Landlords

Howdy REI world,

Has anyone had success marketing to current rental properties that have been listed for rent for a long period of time?  I've found houses listed for rent on Zillow for over 100 days vacant and will attempt to purchase them from the landlord.  Any thoughts?
