Landrum SC investor question

Question for anyone in the Landrum /Greenville SC area.  I have been speaking with a guy who wants to sell 2 lots on Lake Lanier for 25k.  Begfore anyone gets too excited, they are not lakefront lots.  They are across the street from the lakefront lots.  One of the lots has 4 addresses on it and one has just 1 address.  The lots themselves are not worth a fortune in the shape they are, which is basically with utilities at the road and not on the lot and they have timber on them.  Looking at local for sale and sold comps, all of which I can only check through Zillow and Redfin, if you can put a house on the properties they are worth 140k-1.5 mil depending on the size of the house you put on them.  Basically what Im looking for is someone who is local to the area and knows much about the area.  I live in the Chicago suburbs so Im not close enough to really do any of the leg work.  Also full disclosure, I am as green as you can be in this area, other than listening to podcasts religiously.  Looking for help willing to split whatever is made if anyone thinks this is a deal.  But if youre in the area and you think Im talking crazy then by all means let me know and I can lay this to rest.  Thanks to anyone who takes the time to read this and give their opinion.

Hey Nick - I did some digging and found Lake Lanier in South Carolina - near Tryon. I grew up in GA and had only heard of that one! I've lived in Greenville for 10 years and had not heard about South Carolina's Lake Lanier.
