Deal vs no deal and %

Opinion:

Me and my partner found a duplex for sell as a combo. 169k. I’m assuming a

8% vacancy

8% repairs and maintenance

10% for cap ex

775 annual taxes

(Not sure what insurance runs)

Gross rent is currently 2500 and some change. But the rents are decently low and can be increased.

Cash flow with my calculation is around 800 monthly.

Thoughts? Did I mess anything up? Missing something.

Also the triplex just had a Reno and a new roof! Properties look decent shape, but the triplex could be resided I think and it would be a major value add!
