What to fix before selling.

Question

I have a property that has a few minor flaws, appliances not working (dishwasher/jacuzzi tub), vanity and medicine cabinet paint peeling, scuffed floors. In your opinion is it worth it to spend the $1000 to fix everything before the house even hits the market?

Yes, the $1000 or $2000 will be worth the money.

Put your money into fixing the aesthetic things and staging the house to increase the value. DO NOT fix the appliances, jacuzzi, or anything else mechanical, electrical, plumbing, etc. Let the inspector do their thing and negotiate those repairs later.

If that's all it is - YES.  A clean well-staged house will make up a multiple of $1000 plus makes it quicker to move.

Is it more important to get the most money out of your property, or to sell it quickly?  It's generally more expensive to have the market do your repairs than to just do them yourself.  For that small stuff, and if it really only costs you $1000, totally worth it.

The answer to this completely depends on who you're selling to.

• - If you'll likely be selling this to a home-buyer and you're market is fairly balanced or buyer-favored right now, then you absolutely should fix that stuff before you put it on the market.
• - If you'll likely be selling to a DIY updater, or someone else who wants to add value to the property AND there is substantial value to be added (through updates throughout the home) AND your market will bear the additional price, then don't do the repairs.  Instead, keep the price low (at least the $1,000 that the buyer will have to spend to repair these things) and give the buyer the ability choose the things they update on the home in exchange for the lower price.
• - If you'll likely be selling to an investor who wants to be able to turn around and rent it:  you should definitely fix these things.

So, 2/3 lead to "fix them now" and 1/3 leads to "don't fix it, but give the buyer the price break.

I'd fix the stuff.
