Where to find comps

I'm a complete newbie in the Real Estate game and would like to start learning more and making progress in it. I've started listening to BP podcast last week I'm already to 33 lol. I've listened to many audible books including the famous Rich Dad Poor Dadas well. What ive concluded from the podcast is you have to get started! I was "walking for dollars" around my neighborhood and found a house that needs ALOT of work and many successful investors say they see dollars when they see that. So what I'm wondering is how do people find comps and figure how much to offer. I have learned about the 70 percent rule for flips but to find a ARV I'd need to find the comps around it. Anything would help like I said I'm just starting to learn in this industry so even if it's super basic it may help me tremendously.
