i'm about to start the search for my first real estate agent and i'm just looking for questions to ask a potential agent.

I would start with the question about their focus area (city, neighbourhood, types of property).

Then it's good to know if real estate is their full-time job as it has a direct impact on their level of expertise. I would also ask about references and how many other clients that realtor is currently working with.

Of course, finance-related questions should be asked about their evaluation of your property if you sell one and about the percentage of their commission.

When I was selling my old house and buying my new property in the Paradise Developments community, I used a realtor and asked her all those screening questions before signing any documents. It worked really well, and after all was done, I felt that a commission that I paid to the realtor was totally worth it.

Ask them how long they've been licensed, what their personal average Days on Market is for listings they've sold, what their marketing strategy is for their listings, how many units the closed (buyer and seller side) last year and so far this year, and ask them where they rank against similar agents in their market.

Ask them what got them into Real Estate in the first place.

@Andrew Eldridge Yeah like Matt said, I found it quite useful to use agents who have rentals themselves, so you should stay away from the retail agents. As far as what to ask, you should ask them if they’re comfortable putting in lots of low offers ? Comfortable sending you sales & rental comps with every lead they send you etc...
