Finding comps for a (rare) duplex in my area
While looking for a duplex in my area (northern NJ) I recently came across one that had recently been listed. Multifamily properties are pretty rare in my area. This one was originally a single family house that was converted to a duplex by a small investment firm. How does one comp such a property? Against single family homes with a similar amount of bedrooms/bathrooms/sqft? Or against whatever other duplex comps are available?
