Buying Home in Philadelphia

My son wants to purchase a home in Philly, a 2-family. I'm licensed in NJ and I spoke to an agent in my office who is licensed in PA. She advised that many listing agents in Philly prefer not to deal with buyers agents so that we may want to deal directly with the LA. I'm a little concerned about that as I'm not a big fan of dual agency and since sales in PA generally don't involve lawyers, I'm concerned that we might overlook something in the process. Obviously, most LA's anywhere would rather bring the buyer in themselves. Just wondering if there is anything different about the Philly market in this regard...

@Dan DiBiase Hey Dan I’ve been an agent here in Philadelphia for years and this couldn’t be farther from the truth. Just like most places the majority of our transactions are co-brokered. Philadelphia is a city with very different neighborhoods though so having an agent who knows the neighborhood your son is looking in is crucial. It’s not like the suburbs where if a house is close it’s a come. Sometimes half a block can make a difference, especially in up and coming areas. What area is he looking to buy?
