If you could invest in rentals ANYWHERE, where would you choose?

Hello all,

Please explain where you would invest in rental properties anywhere in the lower 48 and explain why! Consider current markets and where certain markets are heading. What places will grow? What areas are being evacuated? Coastal or middle USA?

I would recommend the town I live in. San Antonio, TX. Why?

We have seen massive appreciation over the last decade, and it's not stopping any time soon. People continue to move here for the diverse economy, plethora of fun activities like tourist attractions and outdoor parks, and we have a very rich culture and food scene as well. 

If you take a look at the Austin, TX market they have absolutely exploded. It's one of the trendiest cities in the country and the real estate market continues to get hotter and hotter. That same movement that happened in Austin is happening here. Historically rough neighborhoods are being rehabbed and turned into centrally located dream homes. The potential has barely been tapped and as Austin's prices continue to increase more and more people will be looking south to the more affordable San Antonio area.
