Missouri rental market

Hey all,

I'm looking into the Kansas City area (Independence or other outlying areas) to invest in a rental property and I'm trying to gauge how hot the rental market is.  Do rental homes have issues placing tenants quickly?  I saw one site saying that 40% of people in homes were renters....is that a good ratio?

There is no good or bad ratio for owner occupants in a neighborhood, there is just the ratio that is owner occupied. I would postulate that owner occupant % corresponds to tenant class. A areas are likely less than 10% owner occupied, B areas 10-40, C 40+. I’ve never seen that anywhere but it makes sense. Independence is a solid blue collar B-/C+/C area depending on where you are talking about in Independence. It’s certainly known for having affordable rents.
