Bad Credit Hard Lender or Lender for Flip

I'm new to this forum but have noticed it is very useful. I'm recently medically retired from the Federal Government after 20 years of service. I'm awaiting approval and pending settlement from the government. After all my savings etc going toward bills and relocation, I decided to start flipping homes in my hometown. I currently have bad credit but have come upon a home that is being sold for $18,000 after bank foreclosure. The home is a 2 story 3 bedroom, 2 baths, 2, 076 Square Ft. It Appraises at $74,000. The housing in the neighborhood values $143,000 - $86,000. The home only needs minor repairs completed, painting, flooring etc. How could I get financed for this home to flip it. I currently in the process of making a LLC with a close friend. Any Ideas.
