What have been your experiences advertising on Facebook, Instagram, etc for finding deals? Does the "We Buy Houses" advertisement work within these markets? 

If so, what is your best advise? I am in the Hampton Roads, VA area.

On Facebook you'll need to ensure that you're compliant with the "Housing" special ad category. There are a number of restrictions that come along with that. You can't use lookalike audiences, targeting is limited, etc.
