Question about property assessment

I am putting my townhouse on the market in 2 weeks. My property is 2200 square feet (not including the basement). My property was estimated to be worth approximately $265K.

The unit next to mine, just went contingent at $217K. This unit was listed at 2300 square feet. If you look at the specs of this unit, it is actually 1600 square feet. However, they seem to have included the square footage of the basement in their overall square footage which should not be allowed as far as I know. This is not a walkout basement.

Does anyone have advice on what I can do? This will greatly devalue the worth of my property. Would anyone agree that I should have my real estate agent contact the real estate agent if this unit? Any advice is greatly appreciated!
