Seeking advice on using Turnkey Providers

I am new to real estate investing and have been exploring my options. I live in Southern California and am having difficulty finding single family properties that produce returns comparable to markets in other states. I have been looking at properties provided by Turnkey Providers in markets outside of California. Does anyone have any advice or experience with these types of companies? The Providers I'm working with have done thorough renovations on all their properties (new pluming and electrical, new roof, new appliances, modernized interior, etc) and advertise them with pro forma's anticipating returns of 12%-13%. Most of them will also manage the property. I know there are more profitable investments out there, but this seems to be a solid deal to me. Any input would be greatly appreciated!

If you want quality turnkey properties and good returns, you need to connect with @Zach Lemaster over at Rent to Retirement. Zach and his team provide quality turnkeys in markets that provide cash flow and appreciation. Reach out to him to see what he can provide. 

I recently just closed on a property with them. The property was fully renovated, had a tenant in place as well as a property management team. They're able to provide better returns than what you're getting from the other providers. 

You are able to get better returns being active in each aspect. But, you also raise your risk factor depending on your experience. A turnkey through RTR is a great place to start.
