a Big A$$ Sign

So we've got a few whole sale deals under contract that happen to be on BUSY roads. We are trying to beef up the buyers list in this particular area of town. To that end we're going to put up a Big A$$ Sign in the yard. Like 4'x8' perpendicular to the road to get read from both sides. I'm trying to decide on the sign text to attract investors. I'd like some input from people here as to what you would put on the sign to help get buyers to sign up at your website and ultimately buy this and/or other properties from you. Here is some stuff i was thinking...

Cheap Cash

Just looking for some suggestions for headlines that will attract investors. Anything you have used in the past in a similar situation?

Are you permitted to put these large signs up in residential lawns in your town? My town wouldn't permit them (and I wouldn't do it anyway).
