Financing Question Regarding Flip

I am in the process of using private equity to buy a $570,000 property. The estimated rehab will be roughly $150,000 to $200,000, which will need to be financed during the renovation. I know there are numerous financing options available and I'm curious what the BP community has to say about this situation. The ARV of the property will likely be in the $1,100,000 to $1,200,000.

To make this situation more difficult, there is a possibility the private equity partner, who is putting up the $570,000, could keep the property and finance the whole deal himself.  I'm assuming this may change the opinion of some as it relates to financing options that are available.

I appreciate all the input and I'm sure I missed some details that need to be clarified, so please let me know.
