Funding options for your first BRRRR ?

What were some of you guys funding route when obtaining & doing your first BRRRRR ? How was the experience and would you do it again ?

I met a private lender at a REIA meeting and we built a good relationship. When I put my project under contract he funded the purchase and I funded the rehab. The project went as designed. He now funds my purchase and rehab BRRRR projects.
