I need some help! Seller Financing

Hi BP,

I am in the middle of trying to purchase a 6-plex. The current owner is not opposed to doing a seller financing deal. Will someone help me structure a potential deal that I can present to her? Here are the details:

Purchase price- 300,000.00$

Rent Roll (yearly)- 42,840.00$

Expenses-

Water- 2300.00$

Trash- 1100.00$

Taxes- 4200.00$

Insurance- 1500.00$
