buying a condo

I have a chance to purchase a 1 bedroom condo for $47,500. Condos in this building rent for between $750 and $800 and it is a nice area. The one drawback is that this building allows smoking, which could be a turn off for prospective tenants. Vacancies here are at around 2%. Wondering if i should add this to my portfolio. Haven't done alot with condo's . Any advice would be appreciated. Good investment, bad investment?
