How does one find a reputable wholesaler?

Question

I see lots of people talking about wanting to get into wholesaling, but how does one find a reputable wholesaler to purchase properties from?  I am interested in finding a few four-plex units and other SF units in the San Antonio area.  I know my personality, and it is not one to be wheeling a dealing everyday to come up with a good deal. I would rather pay to have that work done, and luckily, there are those who want to get paid to do it....  How do I find them in my market?

Understand completely. But by reputable, I mean won't be constantly trying to get me to buy the "wholesale" houses that have been floating around Craigslist for months with no bites.  I am we'll aware to do my own numbers, I am just not the type to wheel and deal with distressed owners to get the deals... Nor do I have the time.

You don't need a reputable wholesaler you just need a good deal. If you are going to rely on a wholesalers information without doing your own due diligence then don't buy anything.  The most dishonest and unreliable wholesaler could have the best deal you have ever seen if you get my drift!.

Wholesalers don't like to deal with buyers that use conventional loans because banks don't like to lend if there is an assignment fee involved. They rather deal with either cash buyers,buyers with a LOC or buyers with hard money.

i am interested in finding one in my area, too.

when deals happen between rehabbers and wholesalers, can the buyer pull a mortgage or it's just cash? sorry if this is trivial, but i know nothing about wholesaling

Finding a wholesaler is easy we are all over the place. Finding one that's reputable is much harder. To be a reputable wholesaler you must be able to deliver great deals to your buyers over and over.

If you want to find one check around your local REI club and ask the rehabbers there if they work with wholesalers. Also check around local rehabbers in your area and see if they work with some as well.

They're out there you just have to sift through the wannabes and find one.
