Lots of showings no offer.

Listed my son's home on Saturday for $220,000.  Jacksonville Fl area.  Very little for sale in the immediate area for under this price.  HVAC working very well but original to 1992 Home.  Appliances working fine but again not up to date.  I reduced $5000 to $214900 after 10 showings.  He is willing to put in HVAC and appliances at a cost of $7000.  Just refreshed home at $5500 cost.  Our target range is $200,000 - $205,000 after the appliances and HVAC.   Buyers in this area have really missed the opportunity in this area to buy a reno for similar square footage for under $215,900.  Feedback from agents, needs HVAC, could use appliances, then some minor stuff and priced a little high.  Advice please ...
