Tips on finding and networking for an Equity Partner

I'm located in the Boston area and I'm trying to fund my first house hacking strategy. I saved the money for a down payment but, even with a cosigner, I wasn't able to qualify for enough to buy any multi room house in surrounding the cities.

I'm looking for things I should be aware of and ways to look for someone to help with the initial purchase. Are there certain terms I should be using? I was wondering what things I should be aware of and how I could go about this.
