Long distance investing

Im looking to invest long distance. I’m  living in Connecticut. Looking at Single family home in Texas ...Dallas, San Antonio, austin. The main goal would be appreciation but I’m also looking to get this as a fun place to visit. I’m single and 29 so I’d make a trip out of it to check up on the property and have a good time while down there. I already have a two family home in Stamford ct which I live in one unit and also renting out the detached garage. I have to “put in” about 600 towards the mortgage after getting my rents.
