Airbnb to BRRR method

Hey, guys! I am a real estate investor in College Station, Texas home of the Texas Aggies. I've been an airbnb host for about 2 years now. My units do very well, they're the closest airbnbs you can find to the Texas A&M football stadium, so the 3 units get a good amount of attention during the school year. Unfortunately, local government isn't happy with airbnbs in the town and the revenue they're taking away from the big hotels, so they're enforcing new regulations for short term rentals.. my worst fear when starting all of this. 

With that being said, I'm looking to invest elsewhere and I want to try a new method of investing, BRRR. I wanted to get advice on some hot areas to invest in. Thanks in advance!
