Diversifying Portfolio in real estate

Hello, I recently joined BP due to my new interest to begin investing in Real Estate. I am in my mid 20s, not married, nor have any children. My overhead for living expenses is currently very low & I have a full time job. I am financially capable to invest in Real Estate but this is an an area that I am unfamiliar with and in no rush to jump in. Ideally, I would like to buy and hold a single residential family home to make passive steady income on the side and obtain this goal in a few years. At the same time I am hesitant because of the unforeseen expenses, issues with tenants, and potential loss in property value. Because of these cons I am also interested in other strategies such as REITS, notes, liens.. and was wondering if someone could please elaborate on their experiences with these different types of strategies and how it has worked for them vs. the conventional way of investing in real estate?

Also, I would love to hear about any book recommendations that you think are essential reads for newbies in the industry.
