Putting a wholesale on the MLS ?

Question

For those of you that have gotten a property under contract and placed it on the market for maximum exposure. What was the conversation that you had with the buyer to get them to go along with it? If you haven't placed a wholesale on the MLS, dont respond, if it's not legal in your state, dont respond, it's legal in my state, thanks!

Go ahead, if you can get access to MLS.

Broker will see you're not an agent.  If he has his wits, he'll realize you don't have a listing and he'll call the seller directly and tell him he can get him 15% more than you're paying him.

If you are agent, I'll ask you for 5% and a lot of questions.

Assuming that everything is legal in your state, the conversation is not terribly difficult.  "Mr. Seller, let me ask you. If I can get you your asking price, the price we just agreed upon, do you care if it is me that closes on the deal?  I am seriously so charming that I am the only person you would sell this house to at that price? (sadly, nobody has ever said yes to that question) I dont think this house is for me, but that doesnt mean that I cant help you. What if I use my time and my effort to find and qualify a buyer for you,  would it be ok if I make some money for that effort?  I wont charge you a penny, I will make my money from the buyer, is that fair? All I need is a signed agreement giving me the contractual ability to buy your property. We will have a lawyer close the deal to make sure it is all done legally.  Do we have a deal?
