Asking listing agent tenant questions taboo or not?

If I stumble across a unit for sale that is currently occupied by a tenant is it perfectly okay to ask the listing agent tenant/rent-related questions like; What is the unit currently renting for per month? How long has current tenant been occupying the residency? etc.

Are there any questions I SHOULD NOT ask?
