Seller financing buying first duplex

Good afternoon BP. Looking to house hack first duplex property in Newark NJ. Preferring side by side duplex but top/bottom would be acceptable. Basic renovation not gut job. Are owners still doing seller financing? I meet the minimum requirements for a FHA 203k (maybe) but if I can go a different route options would be nice.
