Stuck and need guidance

James Souder
Posted
I found a property that the numbers work on when I used the calculators. I reached out to a hard money lender through a friend and they offered me terms that work. I put in my offer to the current owner (wrote a letter that included the offer). they accepted and now would like to see a contract. do I send over a contract based on one of the templates I found on the site or do I need to get it approved by my prospective hard money lender first. In short, what do I do now that I have the property almost in my grasp? Thanks
