Am I over paying for properties??

Hey Guys,

So my real estate agent sent me a property that is in a good location, but how do I know if I am overpaying for it or not?

The property is nice, but I know that its not a greaaat deal, its just a basic one that would give 8.8% CAP RATE after us finding the tenants. I just want to buy a property before the bank interest rates go up.

Can you guys tell me what you think?
