I have about $50,000 ready to invest, I own a 3 bed 2 bath home in vista that can rent out for 2500$ a month. Mortgage is 2400/month. I am trying to find a good option to either move into temporarily to get owner occupied rates, or to just straight up invest in.

Recommendations?

The San Diego market seems crazy high right now and prices done slow for a good Cap rate.
