Boca Raton - good returns Q4 2020 - condos ?

Hello everyone -

I ve been looking every day analyzing deal in the boca raton / Deerfield / pompano / delray area for a condo up To 200k. This is my first investment property.

I m shooting for at least a 10% coc on the Investement. It’s been 6 months I look every day and it looks like most of the time I need to offer 90% of listing price and offer never get accepted.

Are u guys in the same situation ? Should I change my strategy for another kind of property type ? Should I change for a lower return like 8% ?
