Personal Property Left Behind

I just closed on a home in Utah and after recording I went to take possession and the seller was not nearly moved out (I knew that was going to happen because of the final walkthrough). Recording took place Thursday afternoon and I talked to the seller and gave him until Friday afternoon to be moved out as we would be moving in Saturday morning.  He pulled out with his truck at about 8pm on Friday and left multiple things in my garage (4 wheeler, lawn mower, ladder, etc.). He also left the entire house a disaster, especially the kitchen. 

Question is... are these things now mine?  Do I have to allow him to recover them?  Can I charge a storage fee if he does want them?
