BRRRR in Washington State

I tried reading up on the laws on buying or selling properties but found it very overwhelming. I just wanted to ask what would be the first route of action into buying properties here in Washington state. Would I need a license? or contact an agent first? or could I directly cold call properties that I come across? and the forms

And if there is any linkable resources in this topic, that would help out a ton! Been listening to the podcast as well, you guys are great! Can't wait to get started!

@ Sherief Elbassuoni awesome! I'm pretty much almost to my goal as far as downpayment and budgeting goes by January. I Haven't heard of the WA State Housing Finance Commission but it does seem like something worth reading into.

I see you're based in Seattle. I just moved here myself about a year ago, so I am still relatively new to the area. But once finances gets checked out, the next step is going to be with a realtor like you said. I'll definitely keep in touch

I appreciate your help!
