Hi BP peeps!

I know someone wanting to purchase a 4 plex using their 3.5% down FHA loan. They will be living in one of the units. I'm exploring fronting them the money (since they don't have it), with the purpose of getting a positive ROI, as well as a percentage of monthly cash floor. Has anyone structured a similar partnership/deal that benefited both parties? Love to hear your thoughts. Thanks!
