Inherited a property

Hello everyone, I was hoping to get some information about how to get mortgage information on a property that was inherited. Let me explain.

My grandfather passed away in 2007. Since then his friend that has been living in the property has been apparently “taking care” of the payments taxes etc. Recently this friend had tried to convince my dad to sign some papers that would put the house under his own name. My dad quickly realized his right to claim the property after so many years of never paying attention to the property and found a real estate lawyer and won full possession of the house. The house is 100% under his name. My father wants to sell the house, however we are having a hard time trying to find the information on the mortgage for the house. The house was first with Chase under my grandfathers name. My grandfather refinanced the Loan and put an acquaintance who was living on the property at that time in the loan as well but not the title. When my grandfather passed away, somehow that acquaintance did a loan modification and long story short the loan is under his name at some other bank called SPS. We’ve contacted the SPS bank and they did not want to provide us with any information a because my grandfather is not on the mortgage. We live in Florida. How can we get access to the loan Information as we need to know how much been paid so we can sell the house.
