Looking to invest in Ontario Canada. Any recommendations on towns/cities that have rental investment properties that cash flow?

There are a few areas near me that have had a large amount of government attention in cleaning them up and establishing better neighbourhoods. Vanier is a great opportunity area currently if you get on the correct side of that area. It is close to Downtown but far enough away to have a significant price difference.

A lot of high and mid rise units. No single family homes below 400K

Peterborough, Ontario is a great town with lots of opportunity to invest in Cash flowing rental properties. There is a university and a college there, so lots of student rental possibility. Peterborough is also in the heart of "Cottage country" so lots of interest from the surrounding metro areas. There was also a an extension constructed recently to a toll highway which expedites the process of commuting to Toronto and the GTA. Due to COVID, many people are leaving the GTA and moving to places like Peterborough. The city is growing very fast right now and prices are continuing to rise.
