Cape Coral Investment Properties

Hello All,

I was wondering which zip codes are best in Cape Coral for a good 10% above Cash on Cash and good Appreciation. My budget is between $200k and $240k. Looking for SFH...3/2 more than $1500 SQ FT. I am interested in New Constructions. I was looking at 33993 for now.

Yes, North Port and Port Charlotte are also great areas for build-to-rent. They are both a quick drive to many great beaches and are between both Tampa and Fort Myers. Many of the investors I work with are buying b2r in all three markets, getting similar performance out of each. In this market, these are being sold well in advanced of built and never get to the open market. Working with someone who works directly with the developers building in the region is key. 

I would definitely avoid HOA, Flood zones, and reaching too high for rental rates.
