Birmingham beginning to disappoint

Well folks, i have more than enough capital saved, pre approved with 3 lenders...so have money to burn. Reached out to 4 Agents in Birmingham and only 1 got back to me with minimal options. Not due to pricing but inventory. Seems properties are flying off the shelves there!!! 

So...

1. i don't want to overpay where i think thats the way things are going. 2. Agents are less responsive obviously due to the lack of inventory. 3. if prices keep going up, the ROI wont make sense....


I am looking for some advice here and especially around the idea of shifting my focus in other cities... Any thoughts and ideas perhaps on looking elsewhere? my focus is currently 3 bed 2 bath price rage 100-200k... yes i know.. you would think it would be easy to find...

To provide an update to my comment that I posted about a month ago, I finally got a contract on a house in Calera.  That area seems to be on the rise and I'm happy with our purchase.  This was the fourth house we put an offer on and we had to put in an escalation clause to get it.  But I don't feel that I've overpaid so that is a win for me.  Good luck Birmingham investors!
