Finding off market deals!!!

That question is pretty broad since so many people are looking for deals virtually. If you are talking about real-life, tracking areas around you, direct mail via personalized letters (not I will buy for cash quick) are definitely doing better, but we spend more time on the data so our mailers are more targeted for success and call back. I also think driving for dollars is still valuable if you are partnering the activity with data sources.

I just call people I know with multi family properties I'm interested in and tell them I'm in the market if they ever want to sell.  I am fixing to close on 2 duplexes by doing this, I find when you put that in their head they may jump on it.  Sometimes it just never crossed their mind. You never know so I give it a shot.
